Welfont is a boutique Commercial Real Estate brokerage. We represent tax-exempt (501c3) clients in the acquisition of Commercial Real Estate (CRE). We specialize in a IRS-Approved tax strategy for the acquisition (IRS Section 170 Bargain Sale) which generates funding for our clients upon disposition. The Bargain Sale transaction generates significant tax deductions and tax savings for sellers allowing them to avoid capital gains. Welfont manages each asset investment from research, through acquisition to disposition. We work alongside analysts, CPAs, real estate brokers, tax attorneys, appraisers, lending institutions and various contractors to maximize our client’s return. Over the last ten years, our principals have helped our clients complete more than $200 million in property transactions. Those properties consist of more than 10 million square feet of buildings situated on approximately 1,000 acres of commercial land throughout the U.S.
