Review all related foreclosure documents and pleadings including Lis Pendens recorded, return date, Marshal’s Return of Service, summons and Complaint, FLMA, FBMS Affidavits filed and mediation documents and status, notices and other documentation filed with the Court Clerk. Review and draft Bankruptcy affidavits, SCRA searches and Emergency Mortgage Assistant Program affidavits, HUD Occupancy letters to ensure client and state and federal regulations are complied with, and client time frames are met. Prepare Foreclosure pleadings including defaults to judgment, omitted party actions, other various pleadings including, Motions to Cite, Motion to Substitute party plaintiff, Request to amend Summons and Motions to Open and Vacate and reclaim when needed. Review the note and mortgage and assignment of mortgages. Draft any assignments or request AOM from client if needed to proceed to Judgment. Order appraisals and judgment figures and other needed documents to ensure all files are ready for Judgment. Ensure compliance for client directives when auditing files for our clients. Update client daily (state and national lenders and servicers) via various client systems (LPS, Vendorscape, Lenstar etc.) with status of files in a timely manner.
